Our mission is to give you the information you need to make a smart investment.
One-On-One Counseling
Work with a housing counselor to create your plan for homeownership:
- Develop a homeownership budget
- Determine how much of a mortgage loan you qualify for
- Obtain and review your credit report
- Review mortgage and grant programs
- Plan your next steps
The only charge is $10 for a credit report
Home Buyer Workshops
These free workshops are based on a nationally recognized program, and
meet the education requirements for many lenders.
- Budgeting and Credit: Will homeownership be affordable?
- Getting a Mortgage: Loan process, mortgage qualifying,
loan products.
- Shopping for a Home: Working with realtors, home inspectors,
attorneys.
- Keeping your Home: How to protect your investment.
Held in the evenings
or Saturday mornings, a complete set of workshops is offered 10 times
a year.
There is a $10 workbook fee.
Down Payment Assistance
Capital District Individual Development Account Program (IDA)
The IDA program matches money you save for the purchase of a home. The
maximum match is $5,000, and you must save for at least 10 months.
You Save $1,670
You Receive $5,000
Total $6,670
To be eligible…
- You must earn at or below: $46,720 (1-2 person household) $53,728 (3
persons or more)
- Agree to attend home buyer workshops and money management classes
- Save at a participating lender and be likely to qualify for a mortgage
at the end of your savings period

The Affordable Housing Partnership has been providing homeownership counseling
and financial assistance for over 10 years. We are a non-profit organization
located at the Albany Home Store, 175 Central Avenue (between Robin Street
and Lexington Avenue).
